For years, a top-three spot on Google Maps was the holy grail of local marketing. Today it is table stakes. According to Joe Susaña, founder of Lightning Leads Pro, home service companies now win or lose customers across three surfaces at once: Google Maps, traditional Google Search, and AI answer engines like Google AI Overviews, ChatGPT, Gemini, and Perplexity. If your business is missing from any one of those surfaces, you are handing calls to the competitors who show up everywhere.

Susaña, a retired U.S. Army Sergeant First Class, built Lightning Leads Pro after paying other agencies for lead generation that never turned into real work. The agency is veteran-owned, fully bilingual, and based in Tampa Bay, Florida, serving home service companies across the United States. His team helps HVAC, plumbing, roofing, electrical, and other local trades get found across Maps, organic search, and AI answers, then pairs that visibility with AI follow-up tools that respond to new inquiries. Lightning Leads Pro works with one contractor per trade, per city, and delivers everything in English and Spanish.

Your Customers No Longer Start in the Same Place

A few years ago, local search was simple to picture. Almost everyone typed into Google. The results page put the local map pack at the top, and the organic listings below it, and the businesses in that map pack got most of the clicks. Optimizing for the map pack was close to the whole job.

That single front door has split into several, and different people now use different ones.

Some still search Google, but Google answers them before they leave. An AI Overview appears at the top of the results with the answer already written. On many local searches, Google now places an AI option above the businesses themselves, offering to check prices for the customer before they have looked at a single company.

Some skip the search engine and ask an AI tool instead. They describe the problem in plain language and get back a short list of businesses. If your company is not in that answer, you were never in the running.

And the map pack itself no longer converts the way it did. On local searches where sponsored listings appear, the free listings show a name, a rating, and a line from a review, with no call button and no website button. The sponsored listing beside them carries Call, Book, and Message. Search a category nobody advertises on, and the buttons come back on the free listings, which shows what is driving the change.

“Ranking in the top three used to mean a customer could tap once and you were on the phone,” Susaña says. “Now the ranking gets you seen, and the ad gets you called. Most owners have not noticed the rules changed. They just know their calls are down.”

This is why optimizing for the map pack alone leaves large parts of the market unreached. The map pack is one door, organic search is another, and AI answers are a third. Each has its own audience. A business that shows up in only one is invisible to the rest.

How Maps, Organic Search, and AI Answers Feed One Another

The surfaces are different, but the signals overlap.

Your Google Business Profile fuels local visibility. Specific categories, accurate service areas, a full services list, real photos, and consistent hours strengthen your position in Maps and give AI systems accurate material to work from.

Your website proves relevance. Location-specific service pages, FAQs, and clear coverage areas help you rank in organic search and give AI engines something factual to reference.

Reviews establish trust. A steady stream of new, high-quality reviews supports your prominence in Maps and gives both people and AI systems a reason to pick you.

Listings and mentions matter. Consistent name, address, and phone details across directories, trade associations, and local media give every system that describes your business the same set of facts.

Visibility on one surface strengthens the others. Gaps in one weaken the whole.

The Language Gap Most Local Businesses Ignore

There is one more gap that almost nobody in the trades is working on, and it is the largest in markets like South Florida.

More than 75% of Miami-Dade County residents age five and older speak a language other than English at home, according to U.S. Census Bureau data, and Spanish is by far the most common. People search in the language they think in. A homeowner with a failed AC unit at 9 p.m. types the words that come naturally, and in much of South Florida those words are Spanish.

Most local businesses have no Spanish-language presence at all. Their Google Business Profile services are listed in English only. Their service pages are English only. When a customer searches in Spanish, or asks an AI tool a question in Spanish, those businesses give the search nothing to find.

“This is the part that surprises owners,” Susaña says. “They are not losing those customers to a better company. They are losing them to the only company that showed up in the right language.”

Lightning Leads Pro treats bilingual work as a service rather than a tagline. The agency sells, onboards, reports, and produces content in both languages, and maintains client profiles, service lists, and content in English and Spanish. Susaña, who is bilingual, handles Spanish-speaking clients directly.

How Three Local Businesses Built Visibility Across Surfaces

Recent client work shows what the approach looks like in practice.

JN Investigations in Arecibo, Puerto Rico, is the clearest example of the language point. The firm operates in Spanish, and Lightning Leads Pro rebuilt its website and optimized its presence for both Spanish and English search terms. Within two months, the firm held strong map pack positions for its core services and was appearing in AI-generated answers for private investigation searches across the island. The business, owned by Jose Negron, is highly rated on Google.

Baez & Son Air Condition & Heating in St. Cloud, Florida, had no online presence when it started working with the agency in December 2025. There was no domain, no website, no Google Business Profile, and no social media. Lightning Leads Pro built each of those from scratch, then layered local SEO and AI search work on top. By August 2026, the company was appearing in local map results for most of its core services and being named in AI answers for HVAC searches in its area. It also carries excellent Google reviews.

SDS Auto Detailing in Riverview, Florida, was not ranking for anything as recently as April 2026. The website had broken links, technical problems, and only a couple of service pages, and the business had no visibility on Google Maps. After a rebuild of the site and the Google Business Profile, its core services moved noticeably higher in local map results across its service area. The mobile detailer now shows up regularly in AI-generated recommendations and has well over a hundred five-star reviews, each with an owner reply.

Additional client examples for HVAC, landscaping, water damage restoration, pool, gutter, kitchen and closet remodeling, and commercial painting businesses across Florida, Massachusetts, Arkansas, Texas, Colorado, and Louisiana are published in the company’s detailed client case studies, along with owner feedback from Melvin Baez, Noah Self, and Jose Negron.

The Appear Everywhere Playbook You Can Start This Month

Local owners do not need a large budget to match how customers now search. Focus on these actions over the next 30 days.

Lock down and localize your Google Business Profile

  • Choose the most specific primary and secondary categories available.
  • Add every revenue-producing service, each with its own description.
  • Post weekly updates, photos from real jobs, and current offers.
  • Publish your profile content in English and Spanish if you serve bilingual communities.

Build or fix the foundation of your website

  • Create a fast, mobile-first site with a page for each service and each priority city you truly cover.
  • Include pricing context, warranties, brands serviced, financing, and licensing.
  • Add FAQs that match how customers actually ask questions.
  • Build Spanish versions of your top service pages if Spanish-speaking customers are part of your market.

Help AI engines describe you accurately

  • Use schema markup such as LocalBusiness, Service, and FAQPage to make your details machine-readable.
  • Keep your name, address, and phone consistent across top directories, trade associations, and local chambers.
  • Publish specific content that shows real jobs, real processes, and real outcomes, including photos, checklists, and before-and-afters.

Turn visibility into booked jobs

  • Put AI follow-up on web forms, missed calls, and after-hours inquiries by text and email, so no one waits for an answer.
  • Track calls and forms by channel, so you know which surface produces revenue.

Measure what matters

  • Monitor map pack rankings for your top services and cities.
  • Track organic impressions, clicks, and conversions on your key service pages.
  • Track how often your brand appears in the first answers across common prompts in ChatGPT, Gemini, Perplexity, and Google AI Overviews.

About Lightning Leads Pro

Lightning Leads Pro, founded by Joe Susaña, is a veteran-owned, fully bilingual local SEO and AI search optimization agency based in Tampa Bay, Florida. The agency serves home service companies nationwide, with Tampa Bay as its home market. It works with one contractor per trade, per city, so clients never compete with one another for the same customers. Every deliverable is available in English and Spanish. The agency also offers AI follow-up tools that reply to web forms, missed calls, and after-hours inquiries.

The Bottom Line

Local buying journeys now span Maps, organic search, and AI answers, in more than one language. Showing up in only one place, or only in English, is no longer enough to keep the phone ringing.

Joe Susaña’s “appear everywhere” approach covers Google Business Profile optimization, service-focused websites, structured data, reviews, listings, and AI-ready content in both English and Spanish. Businesses that adapt give customers more ways to find them. Those that wait risk being outranked, out-answered, and out-booked in the places where customers actually decide.
